Home values in the grand duchy clocked up another year of double digit growth, according to a recent report released by a property listings website.

 

Rents rose more modestly, but were still well ahead of the country’s 0.9% inflation rate.

The real estate data came from the twice-yearly report put out by Athome.

Rent

Nationally, landlords were asking for an average of €1,616 per month to rent an apartment, as of March 2020. That is a rise of 6% compared to March 2019. The asking rent for a house was €2,963, up by a more restrained 2% over the previous year, per Athome.

The Centre region was the priciest area. Landlords were asking for an average of €1,772 a month to rent a flat or €3,489 for a house.

The least expensive area was the North region. Average asking rent for an apartment was €1,071 per month (about 66% of the national number) and for a house it was €1,692 (about 57% of the national average).

Average asking prices across the grand duchy to buy a flat were €559,873 (a year-over-year gain of 15%) and for a house €882,099 (a 9% year-on-year rise), Athome said.

Prices in the Centre region, the most expensive area, were an average €689,466 for an apartment (up by 11% between March 2019 and March 2020) or €1,238,375 for a house (an increase of 12%).

Prices in the North region were roughly three-quarters of the national average. Asking prices were €404,337 for an apartment or €674,066 for a house.

These numbers are based on approximately 17,000 property listings published on Athome.lu between March 2019 and March 2020. That means nearly all the listings were posted before the country’s covid-19 restrictions were introduced and real estate visits suspended.

Athome released the figures on 27 April.
